Sketch in, steel out. That is how a steel flashing order works at Liva Forming. You send the profile, we cut and fold it in our Delta, BC shop, and the flashing goes to your job site in Vancouver, Surrey or anywhere else in the Lower Mainland. Most quotes come back the same day.
Steel flashing profiles we bend
Drip edge, J-channel, Z-bar, starter strip, inside and outside corners. Head, sill and jamb flashing. Step and counter flashing, wall caps, valleys, ridge caps.
That is the everyday list, and each one is in the product catalog. The rest of our steel flashing work is custom: a reveal the stock trim doesn't cover, an odd angle where a roof meets a wall, a replacement for a piece nobody makes anymore. If it's on your print, we form it.

Galvalume, galvanized or prepainted steel?
Galvalume and galvanized steel cover most exterior flashing work in BC. Both start as steel sheet with a metal coating. On galvanized it's zinc; on Galvalume, an aluminum-zinc alloy.
Unpainted Galvalume or galvanized suits the pieces that disappear behind the cladding. Our perforated hat track and Z-grid furring are made from it.
Prepainted steel goes where people look. It's the same steel with a factory paint system on top, which lets the flashing blend into the wall instead of outlining every window in bare metal.
Not sure what the spec calls for? Send the drawing and tell us where the piece sits on the building. We'd rather sort it out on the quote than on the scaffold.
Colours for prepainted steel flashing
We form our trim and flashing from Cascadia coil. One coil source for the panels and the flashing means one colour batch on the wall, not two lots that almost match.
The Classic SMP range, a silicone-modified polyester, has 40 standard colours. Signature PVDF (Kynar 500 or Hylar 5000) carries a 40-year finish warranty, and each Signature steel colour lists its Solar Reflectance Index. For a wood or zinc look, the Printed Series puts cedar, walnut, weathered zinc and corten patterns on steel.
Screens get metal colour wrong. Ask for a physical chip before a whole elevation goes up in one colour, and check the coating spec sheet if the job has a written finish spec.
Which gauge for steel flashing?
Lower number, thicker steel.
The common steel gauges on our order form are 24, 26 and 29. Our price list runs from 16 gauge, the heaviest, to 30. Heavier gauges go into parts like perforated hat track and Z-grid, which we form in 16 to 20 gauge.
A heavier gauge holds a straighter line on long, wide faces and shrugs off knocks on site. A lighter one costs less. If the spec names a gauge, write it on the drawing. If it doesn't, tell us where the piece goes and we'll suggest one with the quote.

Do you supply steel flashing in Surrey?+

Galvalume or galvanized: which one for flashing?+
For flashing people will see, neither. Go prepainted so it matches the cladding. Unpainted Galvalume or galvanized works for pieces hidden behind the wall, like furring. When the spec names one, we follow the spec.
What gauge should steel flashing be?+
Whatever the spec says, if it says anything. Our order form lists 24, 26 and 29 gauge as the common ones, and the price list covers 16 to 30. Tell us where the piece goes and we'll suggest a gauge with the quote.
Can you match my siding colour?+
In most cases, yes. We work from Cascadia coil: 40 Classic SMP colours, the Signature PVDF range and the Printed Series. Send the siding maker and colour name, or a sample, and ask for a physical chip before you order.
